Custom Built Home?
A: The construction of a custom designed home
proceeds along the same path as any residential
construction project, except that you choose just about
everything about your new custom built home, based upon
your personal tastes and budget. Additionally working
with our architect through the process will help assure
a quality design.
Q: What Specifications Are
Custom Home Designs Normally Built To?
A: Your custom home will meet or exceed all local and
juridical building codes. You will choose where and what
finishes to spend within your budget with a custom built
home. Choices include brick vs. vinyl siding, high or
standard ceilings, expensive rugs or carpeting, etc. Our
Construction manager will help you optimize the custom
home design, construction materials, fittings and
fixtures around your budget, so that you get the
features that are most important to you, with assured
durability and low maintenance.
Q: Where Do We Begin In The
Construction Of A Custom Built Home?
A: Building your custom home is a rewarding
experience if you understand your budget and know what
you want and need so plan first. Deciding how much you
can afford to spend depends upon two things: what
monthly payment you can afford and what down payment you
can invest. Because there are so many variables, sit
down with an experienced Construction Manager, Financial
Advisor or Loan Officer to discuss your financing
options in detail.
Q: How Do We Find The Best
Custom Home Design/ Floor Plan For Our Lifestyle?
A: Our Architects and Designers will work with you
through this very personal process. It helps to start
that process with a few ideas that integrate best with
your lifestyle and budget. Areas to examine are:
an open foyer, separate living and dining room, eatin
kitchen, finished basement, attic, family room, den,
laundry room, workshop, garage, sun room or porch. A
competent Architect or Designer will be able to show you
examples of the different architectural styles (Cape
Cod, Colonial, Contemporary, etc.). and house "types"
(Single Story, Two story, Multi-level, etc.).
Q: Can We Watch Our Custom Home
Design Take Shape?
A: A good Construction Manager will involve their
clients throughout the residential construction process,
encouraging frequent visits to the site during
construction. These visits should be scheduled (for
safety reasons), and will help you to literally know
your custom home design inside and out, and from the
ground up, as it is being built. Always feel free to ask
questions!
Q: What Is Involved In
'Closing' On Our New Custom Built Home?
A: Closing on your new custom built home, is the last
step in the residential construction process. Your
Construction manager will set the date and time for your
closing, inform you of the exact amount of money due and
explain the settlement documents. The closing procedure
can vary by project, so have the construction manager or
construction loan officer clarify any details. At your
closing, you'll sign-off on any construction documents
and pay your balance and any closing costs. Lastly,
you'll get the title and the keys to your new custom
built home.

Together During The Construction Phase And
What If We Make A Change
In The Middle Of The Project?

Besides regular
planning and update calls and meetings during the
project, your Construction Manger makes sure you can
always reach him, and that he can reach you. We
understand the busy schedules of our owners, and will go
out of our way to facilitate convenient times and ways
to meet or talk to you. Although rigorous planning
usually uncovers all elements of design and technical
issues, sometimes ideas occur or a change in a product
or feature is desired after construction is started. In
these cases, your Construction Manager and his team will
work with you to explore options and identify the best
solution. The resulting change may or may not require
additional costs, but in all cases you and the
Construction Manager will agree on a documented plan of
action so there are no miscues or surprises. Because of
the high degree of collaboration many of our owners have
found that their changes are identified early enough to
avoid major impacts to the schedule or budget.
Q: My Husband Is A
Plumber Who Can Easily Do All Of The Plumbing Work On
The New Home We Want To Build. Will You Work With Us And
Eliminate The Cost For Contracting The Plumbing Work On
The House?
A: Great question, Yes he can!
We're happy to work with trades who are duly licensed,
maintain proper insurance and workmen's compensation. We
often work with owners that have trade professionals
that they have experience with and prefer to use on
their project. The Construction Manager can work with
them through all phases, allowing for open
communication.
